What a construction loan is

A construction loan is short-term financing designed to fund the building of a home. Rather than paying the full amount up front, the lender advances funds in a series of payments — called draws — that track the progress of construction.

Construction-to-permanent vs. standalone

  • Construction-to-permanent: the construction loan converts into a standard long-term mortgage once the home is finished, so there is a single process and one closing.
  • Standalone construction loan: the construction loan is separate, and you refinance into a permanent mortgage after completion.

How draws work

As the build hits agreed milestones — foundation, framing, mechanical systems, and so on — the lender releases the next portion of funds, often after an inspection confirms the work is complete.

Because funds move in stages tied to milestones, a well-organized build schedule and clean documentation help the draws — and the project — stay on track.
